A 2,100-home development in Grayson County set to begin construction

Construction for the community begins later this week to help accommodate the growing tech industry population in Dorchester.

DORCHESTER, Texas — Construction is set to begin on a new housing development in Grayson County, north of the Dallas-Fort Worth Metroplex, later this week.

The Cottonwood development will bring 2,156 residential lots to the nearly 700-acre site located between Sherman and Gunter in the community of Dorchester, according to Farmers Branch-based Centurion American, which is developing the project.

The 678 acres slated for Cottonwood are located from north of McBee Road to Farm Road 902. 

The plan is one of many home developments slated for North Texas in recent months, including one in Pilot Point in Denton County, which is also being developed by Centurion American.

The current concept plan for the Grayson County community includes two amenity centers with open spaces and trails. There is also land allocated for two schools within the neighborhood and adjacent park space.

The housing will help accommodate the population increase in the county brought by the nearby growing tech industry and consequent high-paying job opportunities, Centurion American officials said.

This will Centurion American's second development in Grayson County after the Bridges at Preston Crossing in Gunter.

“As the economic engine in Grayson County accelerates, we are proud to help facilitate the growth of communities to support the skilled workforce these high-tech employers will require,” Sean Terry, VP of Entitlements at Centurion American Development Group, said in a news release. “It is a real honor to be helping lead Dorchester into this next phase of growth.”

The lots in the development plan's first of five phases are planned to be delivered to homebuilders by the end of March 2026. Homebuilders currently under contract for the first three phases of the development include DR Horton, Beazer Homes, Pulte and M/I Homes.
