A 3,000-home development is planned in far north area of DFW

PILOT POINT, Texas — A 3,000-home development is being planned in the Pilot Point area of North Texas.

Centurion American Development, which is based in Farmers Branch and has developed numerous neighborhoods in North Texas, announced on Tuesday the acquisition of 1,050 acres north of Mobberly Road, between Lights Ranch and Hames roads.

The Denton County property will feature 3,000 residential lots as part of the Bryson Ranch development, according to Centurion officials.

The planned homes will include "contemporary and classic home options," as well as townhomes.

Centurion officials say several builders are under contract for the development, including Arlington-based DR Horton, Beazer, First Texas, Ashton Woods and M/I Homes.

The Bryson Ranch plans include four "amenity centers" with two resort-style pools, fitness centers and greenspace. Centurion will also reserve a two-acre site for a future emergency services facility, as well as some commercial and multifamily space.

Construction is expected to begin later this year with initial openings in early 2026.

The development would mark more growth in the far northern reaches of the Dallas-Fort Worth Metroplex. The planned community would sit west of Celina and northwest of Prosper, two of the fastest-growing communities in North Texas.

Celina last year saw a 27% increase in population from mid-2022 to mid-2023, bringing its population to 43,717, according to new data from the U.S. Census Bureau.

Prosper still saw plenty of growth, too, at 9% year-over-year. Other fast-growing areas of North Texas include Kaufman County to the east of Dallas, where Forney saw a 10% increase in population.
