ATHENS, Texas — A Texas ranch with clearwater swimming holes, a 4,000-square-foot lodge and private access to an airport is now taking offers for sale.
Sugaree Ranch is located near Athens, Texas, about an hour southeast of Dallas. The Dallas-based brokerage group Icon Global sent out a call for offers Monday, saying closing bids are due on or before June 3.
The ranch has previously been listed at a price of $15.5 million.
The property spans 1,300 acres in Henderson County and includes private lakes and private easement access to the Athens Municipal Airport. Icon Global is marketing the ranch as a "blank canvas" property with several potential development options.
"I am absolutely convinced of its versatility of use, as well as short and long-term value as a personal or commercial investment," Icon CEO Bernard Uechtritz said in a press release.
Uechtritz said the property has "multiple homesite possibilities," either as a shared ranch compound, a residential subdivision or a golf course development.
The property, which has 70,000 planted pine trees around the perimeter, has two clearwater fishing/swimming holes, as well as a lake in which the lodge sits on.
"This ranch ticks all the boxes of solid inherent value, while providing exceptional recreation, hunting, and fishing within distinctive Texas ranch lifestyle," Uechtritz said.
