COOKE COUNTY, Texas — A 2,300-acre North Texas ranch with four miles of land along the Red River has been listed for $24.9 million.
The 5R Ranch, located about an hour and a half north of Dallas on the Sivells Bend of the Red River, is billed as a "recreational ranch retreat," according to Dallas firm Icon Global, which listed the property.
The property, which sits west of Interstate 35W after it crosses into Oklahoma, features a home for family or corporate events, private river beaches, and 250 acres of land for agriculture, along with wildlife such as white-tailed deer, waterfowl, turkey and hogs. A smaller parcel of the ranch, just north of the main property, is listed as 158 acres as a possible separate sale for a potential sand quarry.
"It is rare to find such a large, diverse ranch available, and rarer still to find a parcel with such river frontage," Icon Global CEO Bernard Uechtritz said. "This ranch incorporates such incredible and beautiful, nature, natural capital, wildlife diversity and eco systems."
Icon has been involved in several upscale ranch property sales of late, including NFL legend Terry Bradshaw's $22.5 million Oklahoma ranch. Icon announced the sale of Bradshaw's ranch in November.
Last month, Icon also listed for sale the South Creek Ranch, which sits on 5,400 acres just south of Dallas. The ranch was the former home of Dallas executive W. Ray Wallace, who died in 2016. South Creek features a 23,000-square-foot stone mansion as part of the property, which also has a small home development.
