A new 6,000-home development is being planned in Denton County

The project will cover the 3,200-acre Hunter Ranch property at Interstate 35W and Robson Ranch Road.

DENTON COUNTY, Texas — A new 6,000-home development from Dallas-based Hillwood is being planned in Denton County, the company announced this week.

The project will cover the 3,200-acre Hunter Ranch property at Interstate 35W and Robson Ranch Road, on the southwest side of Denton, across the highway from Argyle, according to a Hillwood release.

The land was described by Hillwood as "the entry gateway to Denton" and was part of Hillwood's long-term vision for its expansive AllianceTexas developments along the I-35W corridor. The Hunter Ranch property is one of the Perot family's original land holdings they purchased in 1987, according to the release.

The property also features some unique geography in Pilot Knob, a tree-covered hill that marks the highest point in Denton city limits. Hillwood officials said Pilot Knob was used as a way finder for Native Americans and frontier settlers, as well as cattle drives. As a result, the home development will be known as Landmark by Hillwood, the company said.

“The Landmark project represents progress in our commitment to sustainable growth, which will bring vibrant living and recreational spaces to the City of Denton,” Denton Mayor Gerard Hudspeth said in a release. “I look forward to seeing this dynamic community come to life, driving economic development and creating a thriving environment."

The Landmark's masterplan includes a 1,100-acre "green ecosystem" featuring a 300-acre entertainment and park district surrounding Pilot Knob, a trail system and several parks. The parks will be open to the public and will also include education programs with the Denton school district.

The Landmark development will also feature commercial mixed-use space and more than 3,000 multi-family housing units along five miles on I-35W.

Hillwood will break ground on Landmark in September, beginning with 747 single-family home lots. Homes are expected to open by the spring of 2026.
