Another financial giant plans to leave downtown office space and set up shop in Uptown, a blooming financial hub.

Development firm Granite Properties said Tuesday it has signed a long-term lease with Deloitte for four floors of 23Springs, a 26-story office building under construction at 2323 Cedar Springs Road. Deloitte plans to move from Dallas Arts Tower, the building formerly known as Chase Tower, to the new space in spring 2026.

This comes as Bank of America, JPMorgan Chase & Co. and Goldman Sachs have also announced plans to move workers to Uptown and the north end of downtown.

Deloitte will take 110,029 square feet of the 626,215-square-foot building, according to Granite, bringing it to 34% leased after Bank OZK signed for another four floors in April 2022.

23Springs is set for completion by March 2025. General contractor DPR Construction started building the tower in June 2022. The building is designed by GFF.

Granite's in-house team of Robert Jimenez, Burson Holman and Elizabeth Fortado is handling leasing.

The developer announced in 2022 that it had brought on Raleigh-based Highwoods Properties as a joint venture partner on the project.
