$18M multifamily tower to sprout near Bishop Arts District

Dozens of residential units to top commercial space at Art House.

Construction is expected to begin in the spring on a seven-story mixed-use tower near the Bishop Arts District, injecting more density in a trendy neighborhood south of downtown Dallas.

The project, to be called Art House, will span roughly 138,000 square feet and feature commercial space on the ground floor 70 residential units on the upper six floors, according to planning documents filed with the state. It was not clear whether those would be apartments for rent or condos for sale.

It will be located at 305 N. Beckley Ave., which is currently an automotive business. That's just east of Bishop Arts, a neighborhood known for independent shops and galleries.

The tower is a joint venture between Dallas-based companies Omega Industries, Strategic Builders LLC and My Count Solutions LLC as owner, developer and general contractor, respectively. Architecture Demarest will serve as the designer.

Construction is estimated to cost about $18 million, according to Architecture Demarest, and could be completed in spring 2026, according to the planning documents.

Art House would be a large injection of residential and commercial space near Bishop Arts. Its designer, Dallas-based Architecture Demarest, specializes in multifamily design and has worked on 45 projects including mixed-use, loft-style housing; on- and off-campus student housing; hotels and townhomes. Of those, 20 are in Dallas-Fort Worth, including a 298-bed University of Dallas residence hall and a 309-unit complex near the Design District. The firm has also been tapped to serve as the architect for a $54 million multifamily project in Grand Prairie.
