A new Tom Thumb is on its way to this southern Dallas neighborhood

Construction is slated to start in the coming months on Tom Thumb at RedBird mall redevelopment.

Construction on the 50,000-square-foot Tom Thumb grocery store coming to the RedBird mall redevelopment should start in September.

Work on the store is estimated to cost roughly $7.75 million with delivery anticipated in November 2025. Located at the southeast corner of Camp Wisdom and Westmoreland roads, the Tom Thumb is expected to create at least 90 jobs. The store last year received Dallas City Council approval for a $5.8 million incentive package.

The new details about the project surfaced in a July 26 filing with the state and developer Peter Brodsky provided some additional details about the highly anticipated addition to an already high-profile project.

The store will bring a supermarket chain to the southern sector of Dallas, which has often lacked grocery options. It will also activate the west side of the RedBird redevelopment and attract more people to the site, Brodsky said.

Overall, the Shops at RedBird project aims to turn the 107-acre old mall into a high-class, mixed-use complex with office, retail, restaurant and residential space.

The development team has already demolished about 100,000 square feet of the mall and in February kicked off renovations of its west wing. Work on the west side is scheduled to be completed by the end of the year and will include interior renovations, a new façade with windows and storefronts and the creation of a small green space.

Brodsky expects this Tom Thumb to generate more traffic than is typical for the Albertsons Cos. Inc.-owned chain, since grocery store options are limited in southern Dallas, although he did not have an exact estimate for foot traffic.

"The north star of this development was, is and always will be bringing quality amenities into the community," Brodsky said. "This is just another example of a quality amenity that we're seeking to bring, whether it's UT Southwestern on the east side of the parcel, Dallas College in the center or Starbucks on the north side. Now we're going to have a grocery store on the west side of the parcel, and we really want this to be a center of quality for the community. No matter what amenity it is that you're seeking, if you live in the Redbird area or in southern Dallas more broadly, the place to go get it is going to be RedBird."

The redevelopment of RedBird, led by Brodsky along with co-developer Terrence Maiden, has been held up as an example of the kind of investments needed to help southern Dallas overcome decades of economic neglect. Tom Thumb will join existing RedBird tenants including Chime Solutions, Foot Locker and upcoming tenant Children’s Health, which will occupy 71,000 square feet at the center.
