Another towering office building is set to grace the Dallas skyline in the coming years, and the looming start of construction is another sign of the resilience of the post-pandemic real estate market in North Texas.
Harwood International Inc. plans to start work on the 23-story Harwood No. 15 in early 2025, a spokesperson for the Dallas-based real estate firm said. It is expected to be delivered in 2027.
Harwood No. 15 was announced in November 2023.
The forthcoming tower will rise at 3008 N. Harwood Street, just north of downtown in the 19-block Harwood District, close to the Dallas North Tollway entrance and Harry Hines Boulevard. Office developments such as 23Springs and Maple Terrace have been sprouting up in the area, especially as more companies are leaving downtown for Uptown and its surroundings.
The building will have around 340,000 rentable square feet, plus a parking garage and some retail space. It will be near the Katy Trail and La Rue Perdue, a cobblestone alleyway in the Harwood District home to pubs, restaurants and shops.
Spa-like amenities will also be featured in the tower, including saunas, steam rooms and a cold plunge. There are also plans for a fitness center with locker rooms and a "technology-forward" conference center. The tower also aims to include a 20,000-square-foot rooftop park, and Harwood is planning to add a new, ground-floor restaurant to the mix.
Dallas-based Corgan is the assigned architect for the project and Japan's Kengo Kuma and Associates is the designer for the tower. The two also teamed on Harwood No. 14, which came online in June 2023. The 27-story tower houses law firms Haynes & Boone and O'Melveny & Myers and investment company S2 Capital.
Law firm Jones Day, meanwhile, is set to depart Harwood No. 3 for Harwood No. 15 once the tower is complete in 2027. Earlier this year, it signed a lease to occupy 73,000 square feet across three floors.
In a Nov. 15 statement, Harwood noted it is in "active discussions" with numerous tenants interested in the new building. As of November 2023, the Harwood District was about 93% leased, with more than 300,000 square feet of leases signed in 2022.
Harwood International is known for its collection of luxury restaurants, including Poco Fiasco, Elephant East and English pub Harwood Arms. In fact, two of its restaurants, Mercat Bistro and Stillwell's, were "recommended" in the first Michelin Guide Texas released last week.
