A new luxury neighborhood in Westlake has moved closer to breaking ground and delivering homes starting at an estimated $1.2 million.
Houston developer Lovett plans to bring the new community to a property located directly south of the Plaza at Solana. The forthcoming community, called Solana Hills, will feature luxury custom estate homes, patio homes and townhomes, according to city documents.
The development appeared before the Town of Westlake Planning and Zoning Commission on Aug. 15, but the commission tabled it for the next meeting.
The Planning and Zoning Commission asked the developer to include more natural preservation, publicly accessible trails and slightly reduce the number of proposed homes, said Adam Williams, design director for Lovett.
The property totals about 33 acres, and Lovett originally envisioned just under 100 homes for the project. The latest site plan included 59 homes.
Sage Westpark Ltd. purchased the property three years ago from BRE Solana, according to city documents. Sage Westpark appears to be associated with Lovett.
According to city documents, homes in the community will all have a minimum unit size of 3,000 square feet. Estate homes, the largest in the master-planned community, will come with a minimum lot size of 15,000 square feet.
Williams said it’s too early to comment on specific home sizes, as the project is subject to further design revision. However, Lovett looks forward to getting started, he said.
