Steelcase showroom, White Rhino Coffee flagship location, IT firm land in new Victory Park high-rise

The office building is right next door to the Mavs and Stars' American Airlines Center.

Hillwood Urban recently completed construction of Victory Commons One, a building that has landed a Steelcase showroom and White Rhino Coffee.

One of the most recognizable office furniture makers has taken space in a new Dallas high-rise to show off its products while a local coffee shop plans to open its flagship location in the same building.

Steelcase Inc. (NYSE: SCS) has opened a more than 11,000-square-foot showroom in Victory Commons One, a 15-story office building in Victory Park completed by developer Hillwood Urban in early 2022. The building is next to the American Airlines Center and Dallas Area Rapid Transit's Victory Station rail stop.

Additionally, White Rhino Coffee signed a lease on the first floor for just over 2,000 square feet for a flagship location, expected to open this summer. It will be the chain's largest coffee shop, according to Hillwood Urban. The developer also hopes to bring a restaurant with a large outdoor patio to the building.

An IT services and consulting company has leased the eighth floor, according to the developer, which declined to name the tenant. City of Dallas permit records list it as New York City-based Alcority.

Further south on Victory Avenue, developer Hines has proposed a 23-story residential building on a surface parking lot next to its 17-story One Victory Park office tower, according to city documents.

The "WorkLife Center" will be one of just nine locations in the U.S. for Steelcase, a Grand Rapids, Michigan-based manufacturer of furniture for offices, hospitals and schools.

“This space reflects our deep understanding of the changing realities of work our customers face today," Randy Malone, regional sales manager for Steelcase, said in a separate news release. "WorkLife Centers function not only as showrooms but as living labs where we can test new ways of working to help people work better.”

Scott Hage of JLL represented Steelcase in the deal, while Bill Brokaw and Karch Schreiner of Hillwood Urban represented the landlord, according to Hillwood Urban. Dallas-based BOKA Powell designed the showroom built out by Balfour Beatty.

“This collaboration with Steelcase further elevates the status of Victory Commons One as the most vibrant and innovative workplace in the market,” Bill Brokaw, senior vice president at Hillwood Urban, said in a statement.

The development firm has yet to lease a 200,000-square-foot block of space that includes top-of-building signage as well as speculative suites on the seventh floor set to be completed in May. The building has about 350,000 square feet of leasable office space.

Hillwood Urban is the urban development arm of the Perot family's Hillwood Development Company LLC. The company built the Perot family offices along Turtle Creek Boulevard in 2017 and is designing another office project at the intersection of Woodall Rodgers Freeway and Field Street and is a partner in the Four Season hotel and condo complex planned along Turtle Creek, according to the company.
