DALLAS — This story originally appeared in the Dallas Business Journal, a WFAA news partner.

The space for Neiman Marcus Group's new Dallas hub is set to undergo renovations in the coming months, according to a filing with the Texas Department of Licensing and Registration.

The Dallas-based luxury retailer announced in July that it would take down about 85,000 square feet at CityPlace Tower, located along Haskell Avenue just east of Uptown and adjacent to the forthcoming The Central development.

The scope of the tenant interior renovations includes work across three floors, expected to commence later this month, the filing stipulates.

The cost for the renovation is estimated at more than $12.1 million. Gensler is listed as the design firm for the overhaul.

Neiman's received a $5.25 million economic development grant agreement from the City of Dallas for its planned expanded headquarters. Under the agreement, the retailer is required to retain a minimum of 1,100 full-time jobs in Dallas by the end of 2023 with average wages of $49 per hour and 35% of employees residing in Dallas.

It also necessitates Neiman Marcus Group to lease and occupy its new headquarters space in Cityplace Tower on or before April 30, 2023. The agenda document noted that retail workers in the downtown facility or other stores do not count toward the headquarters employment count, though they may continue to office at 1618 Main St. in downtown.

Neiman's must also create 300 full-time jobs in Dallas by the end of 2026.

As part of the agreement, Neiman Marcus must also have to retain its flagship store downtown through Dec. 31, 2031.
