Developers could soon begin work on an eight-building multifamily project at the corner of Coit Road and Eldorado Parkway, which is part of a historic ranch that is considered one of the last undeveloped chunks of Frisco.
The Frisco Planning & Zoning Commission voted late last month in favor of site plans for the community at Brinkmann Ranch, moving the project forward for further consideration by Frisco City Council. A June 20 filing with the state also suggests the project, which could have hundreds of apartments, is moving ahead.
The owner was listed on the state filing as Maple Multi-Family Land TX LP. The design firm listed on the project was Plano-based Hensley Lamkin Rachel Inc., which is known for sleek, modern-looking communities in the heart of urban areas across the country, including several in North Texas.
Attempts to reach both companies prior to publication were unsuccessful.
Work could begin on this newest multifamily project as early as mid-October, according to the filing with the Texas Department of Licensing and Regulation, with completion expected in October 2026. In city documents, the project is dubbed "Alexan Frisco."
The TDLR filing indicates a total of 355 residential units are planned across eight three-story buildings. A leasing center is planned, suggesting the units will be apartments for rent. Planned amenities include a pool, dog park, pond and walking trail, according to site plans filed with the city.
The estimated cost for the project was listed at just over $64 million in the TDLR filings. Info in TDLR filings is often preliminary and subject to change.
Brinkmann Ranch, formerly known as the Cloyce Box Ranch, spans about 5,500 acres and is known for being the setting for the fictional Southfork Ranch on iconic TV show "Dallas." It has since piqued the interest of many developers, including Trammell Crow Residential and Landon Development to convert some of the vacant land into commercial and residential space.
The ranch is currently owned by Baxter Brinkmann, CEO of well-known backyard grills company Brinkmann. He bought the property after prior owner Cloyce Box died in 1993.
Brinkmann began selling parcels of the ranch in 2015 for large sums as developers proposed ambitious plans.
The multifamily community would be the latest in a string of developments on Brinkmann Ranch. A Tom Thumb grocery store, several retail projects and other apartment communities have already sprouted out of the ground. The 58,000-square-foot grocery store opened in April 2024 at 11401 Coit Road and anchors Lexington Village from Centergy Retail, which is a part of a larger master-planned community expected to have 2,500 single-family homes and 2,200 multifamily units.
