Law firm leases chunk of Old Parkland East for new Dallas office

Polsinelli PC, a major law firm with more than 1,000 total attorneys, is gearing up to relocate its Dallas office to a high-profile new location.

Currently located in the Frost Tower in the Harwood District just north of downtown, Polsinelli has leased 41,000 square feet in Old Parkland East, a new addition by developer Crow Holdings to the well-known office campus. The law firm targets a summer 2025 move-in.

It was not clear how much space Polsinelli currently occupies at Frost Tower; it had leased 77,000 square feet in 2014.

Firm leaders said the uniquely large floor plates of Old Parkland East presented a rare opportunity to fit all of its personnel on a single floor, instead of spread across multiple floors. The new space should have room for more than 120 offices, versus 75 offices in Frost Tower.

Polsinelli has 67 attorneys in Dallas, according to a spokesperson. That's up from 56 attorneys in July 2023.

The move exemplifies Polsinelli’s strategic focus on Texas, said Brian Bullard, Dallas office managing partner and chair of the firm’s investment strategies and capital solutions practice. It has three offices in Texas, tied for most in any single state along with California.

"It really is a thoughtful approach to growth development," Bullard said. "It’s a long-term strategy and, admittedly, it’s much longer than my career and tenure at Polsinelli will be. This will outlive me if we’ve done our jobs correctly."

Bullard says the firm plans to take full advantage of Old Parkland's unique campus and community. Built more than 100 years ago as a hospital, Old Parkland is a historically designated landmark. Crow Holdings redeveloped it into high-end office space with classic architecture and extensive amenities.

"The Crow family do a lot to foster community engagement, and that aligns with our firm’s goals as well," Bullard said.

An update on the construction timeline for Old Parkland East was not available but it's visibly getting close to completion. The original estimate was for delivery in late 2024.

Polsinelli, which opened its Dallas office in 2011, has been quite active in North Texas lately. Just a month ago, the firm opened a Fort Worth office made up of attorneys and administrative professionals from a former law firm called Commercial Law Advisers, according to Kansas City Business Journal. Zachary Garsek joined as partner, Elizabeth Hatch as counsel and Corinne Alley and Natalie Edwards as associates.

Polsinelli was founded in Kansas City in 1972 and now has 20 offices. It ranked No. 60 on the 2024 AmLaw 100, based on revenue of $856.1 million.

Polsinelli said it is the first law firm to lease substantial space at Old Parkland, which is home to many deep-pocketed family offices.

The law firm was represented by Stream Realty Partners Managing Director Dan Harris, Managing Director Craig Wilson and Senior Associate Nate Hruby in the lease. Crow was represented by HPI.
