Iconic gold office towers featured in 'Dallas' getting $50M facelift

The shimmering, gold towers gained fame as a prominent setting in the television show "Dallas."

Two gold-clad office towers off U.S. Highway 75 and Northwest Highway recently received a $50 million facelift after almost three years of renovations.

The office complex formerly known as Campbell Centre has also been rebranded as The Gild. The property, which is just across from NorthPark Center, spans nearly 900,000 square feet in total and includes a pair of two-story concourse buildings called The Lofts at The Gild. In between the towers lies a separately owned 300-room DoubleTree hotel.

Renovations under the direction of Gensler kicked off in 2021 with the goal of revitalizing the space designed in the 1970s, which has gone through a handful of renovations over the decades. Fenway Capital Advisors and partner Waterfall Asset Management first unveiled plans in late 2021 to revamp the property into a high-end complex.

"The transformation of The Gild reflects our vision of creating a campus feel that is greatly desired by today’s modern tenants and their office needs," Patrick Tribolet, Fenway's managing partner, said in a statement.

Tribolet added he hopes the elevated office space helps to reestablish the North Central Expressway submarket as a top region to do business in Dallas.

The complex has another unique advantage: The shimmering, gold towers gained fame as a prominent setting in the television show "Dallas."

Fenway acquired the site in May 2021 — at the time, a sign of confidence in office real estate. The recently completed renovations come as companies and workers continue to adjust to the new realities of the post-pandemic workplace. In Dallas, some companies have addressed concerns by elevating their office spaces and offering more amenities to workers.

Additions at The Gild include hospitality-style amenities and aesthetic embellishments to make the space feel more inviting to tenants. Some of these include a newly opened White Rhino coffee shop near the entrance, upgraded lobbies and hospitality lounges, a state-of-the-art conference center, a fitness center and complimentary shuttle service to nearby restaurants and shopping centers.

Each tower also includes an in-house concierge intended to provide personal services to tenants and their employees. As part of renovations, the complex has delivered more than 100,000 square feet in spec suite space, ranging from 2,000 to 16,000 square feet apiece.

The Lofts also underwent a significant redesign, including more social corridors with active and quiet zones. Other new spaces include a media room, shuffleboard, table tennis, workspaces and conference rooms.

Stream Realty Partners is now responsible for leasing up the property and attracting office users. Matt Wieser, Marissa Parkin and Patrick Cruz of Stream's Dallas office have the assignment.

"These upgrades not only modernize the property but also create a vibrant, community-oriented environment where businesses can thrive,” Wieser, managing director of Stream, said in a statement. 

Occupancy at The Gild is nearly 70%, with about a hundred tenants, according to a Stream representative. Current tenants include a handful of law firms, Lee Financial, construction firm Brasfield & Gorrie, apartment rental firm The Realm Agency and chiropractor office Kinetik Chain.
