DALLAS — The Dallas area is second in the nation for homes sold and new home listings last month, according to new data from real estate company Remax.
In Dallas, 8,444 transactions were closed in April, up from 7,8685 last year, according to Remax. There were also more than 13,000 active listings in Dallas last month, an almost 31% jump from last year when there were 10,175.
Nationally, new listings in April climbed 6.3% month over month and 18.2% over last year across the 50 metro areas surveyed for Remax’s National Housing Report.
Remax’s National Housing Report is based on multiple listing service (MLS) data for 50 markets surveyed across the country.
The Remax report also shows active housing inventory in Dallas is up 49% year over year and home prices are up 1.5% from last year. The median home price in the Dallas area was $405,000. The Dallas-Fort Worth area had 3.2 months of housing inventory in April, according to MetroTex Association of Realtors data. Six months of supply is considered a balanced market.
Nationally, the median sale price increased 2.9% over March to $437,000, the highest price in over two years, according to Remax.
"We've started the busy homebuying season on a very good note. Gains in home sales, new listings and the number of homes for sale are all signs of a more active, rebalancing market," said Remax President Amy Lessinger. "This has happened without a significant drop in interest rates – suggesting that buyers and sellers may be less apt to delay their plans this year. More sellers have come into the market – and they're finding buyers who are ready to go."
